Applying for a Meridian Residential Group rental property is straightforward. Simply submit your applications online through our secure application portal. Once you find a property you’re interested in, complete the application in full and pay the required application fee. Our team will then review your application, verify information and conduct our standard screening process.

Meridian Residential Group requires all tenants to meet the income requirement of three times the rent. The tenant screening process includes a thorough background check, credit check, and employment verification to ensure the best possible tenants.

At Meridian Residential Group, we only accept payments via the online resident portal. We do not accept cash, checks or in-person payments.

At Meridian Residential Group, we have an in-house maintenance team, as well as a network of trusted contractors and vendors to handle maintenance and repairs promptly and efficiently.

We also partner with Latchel to provide our residents with access to a live operator 24/7. Operators will help troubleshoot issues over the phone and dispatch a service team member or a vendor when in need.

All Meridian Residential Group lease contracts require the tenants to provide a 60-day written notice to vacate. Tenants may submit the notice through the tenant portal, in-person or by mail.

Upon receipt of the notice, one of our team members will reach out to you within 48 hours with your move-out instructions.

The security deposit amount is typically equal to one month’s rent, though this may vary depending on the property and lease terms. The exact deposit amount will be outlined in your lease agreement prior to move-in.

All security deposits are handled in accordance with South Carolina landlord-tenant laws.

Your security deposit will be returned within 30 days of lease termination and move-out. If any deductions are made for unpaid rent, damages beyond normal wear and tear or other lease-related charges, you will receive a written, itemized statement explaining each deduction along with any remaining balance.

At Meridian Residential Group, we follow a strict occupancy guideline of 2 plus 1.

This means:

• 1 bedroom unit / home = 3 occupants
• 2 bedroom unit / home - 5 occupants
• 3 bedroom unit / home = 7 occupants
• 4 bedroom unit / home = 9 occupants

Pet policies vary by property. Please review the listing information carefully for the property that you are interested in. Please note breed restrictions and number of animal(s) allowed are applied per property, as well.

Service / ESA animals are allowed at all managed properties and at no additional cost once all requirements are met.

No animals can be brought onto a property without prior consent of management, including visiting animals.

Tenants may not make any significant alterations to the property without written approval from Meridian Residential Group.

Should you wish to paint, install or remove fixtures, mount televisions or shelving, change hardware, modify landscaping, or conduct any other alterations, please submit a written request in advance to avoid lease violations or unexpected charges.

Your lease agreement covers all the terms of your tenancy, including rent amount and due dates, security deposit requirements, lease duration, maintenance responsibilities and more. As a resident, you are required to follow the terms of the lease.

Yes, you can renew your lease. We love when our residents wish to continue living in our properties. Before the lease expires, we will contact you to discuss renewal options.

Note that there may be lease renewal terms, rent adjustments or other changes to property rules. Any changes will be communicated with you to ensure a smooth process.

Yes, Meridian Residential Group lease contracts offer a Military Clause and we fully comply with the Servicemembers Civil Relief Act (SCRA).

The following requirements will apply:

• You must have received PCS or deployment orders that will last more than 90 days.
• You must provide written notice to your landlord along with a copy of your orders. Notices can be submitted via your tenant portal, hand-delivered, or mailed with return receipt requested.

If you comply with the requirements of the SCRA, your lease should end 30 days after your next monthly rent payment is due.
